• fitting dual cabs in "standard" garage

From Ozix@3:633/10 to All on Saturday, September 05, 2026 09:33:30
Looking at recently built tract houses and medium-density units, if they
give you a floor plan, the garage is 5.5x5.5 metres. Some quote 30 sqm
for garage, which seems to be the same thing. So getting a Kia Tasman in
would be near impossible, and a Ranger or Amarok pretty tight fit. Even
a 2000s model Statesman with towbar sticking out the back would be tricky.
The rich bastards who have a Maybach would obviously have mansion with
huge garage, but how do tradies living in those new outer suburban
    shitboxes get on?

Those mostly have the sticking out bit removable so

yep. but it's ridiculous the size of garages (and rooms) in modern
homes. it's all done to reduce cost. I have only a medium size SUV but
it barely fits in the single garage of this house, which was built in
    the 90's

that would be a solution. the ppl across the road converted their garage
into another room, and they park their cars in front of the house on
what was once a lawn and garden. they're Asian, and I've noticed that
Asians in general don't seem to care for garaging their cars.

I've not got a huge car, a RAV4. When parked in my pretty standard
double garage, there is 900mm in front, and 500mm behind. The 900mm just
gives room to open the door into the house. At the rear, there is not
enough clearance to open the tailgate, I have to leave the garage door
    open to do so.

The common size in Vic for most house "double" garages is 5.5m wide by
6.0m deep which is easily big enough for a dual cab ute, 5.5 deep would
be very tight for a current model Ranger or Hilux but they should just fit.

There was in ours until my wife wanted a new car. Her old beast used to

Disagree, the norm in Victoria for a double garage is 5.5 x 5.5 metres
    since the regulatory minimum is 5.4 x 5.4. If you want 6 x 6 on a
    housebuild, that'll be extra thanks.

6.0m deep which is easily big enough for a dual cab ute, 5.5 deep would

6m width would be very uncomfortable if you had 2 largish utes or similar.

It is the length that is the issue most times.

The double and triple garages are much deeper than that single
    garage you listed

Put a few shelves either side and width becomes an issue as well.

Fantasy and I have been to plenty for garage sales

well there's no room for shelves in my garage

Yours isnt recently built and fuck all
new houses have just one garage now

many do because they're for retirees or single people

Most of the new estates here seem to be favouring double garages.

they do. they cater for families

Around the 2000s, not so much. A lot of the new homes we were looking
at in our near vicinity were units and they went with single garages
as a rule. Difficult to find a 2000s unit with a double garage. In a
house on a standard block, double was common. BTW, std block here is
    800m+.

that's big. google doesn't seem to agree tho for Coffs in general

Depends on the area you seek. Want a nice decent sized flat block with
3/4 bedrooms, 2 bath, house with a double garage, you're in the low
lying land as a general rule. I recall doing a look through one and it
started raining whilst I was there. The backyard started flooding while
I watched. Didn't help that a drain in the backyard was blocked. The
next house I looked at was the one I bought, was the first person
through it, was the first to make an offer and ended up the buyer. A
flat block on a ridge, bonus, double garage, double bonus.

I notice a lot of the new blocks in the new estates are getting down to 600sqm. Huge estate up at Moonee Beach filling up damn fast - popular
    area. >

You just contradicted yourself. Your house is 30+ years old, yet the
    garage is "small" :)

Like everything else, Garage sizes are set to a standard, and the
standard size for a single house garage is 3 mtrs wide by 5.5 mtrs long
which is roughly the same size as a generic parking lot space, and
they've been this size for decades. the problem is that while garages
remain the same size they have for years, cars get fatter all the time.

Look at yours for example. You have an MG ZS which is *not* a "medium
sized SUV" as you claim, but rather a *Small* SUZ. Compared to a genuine medium size SUV like a Kia Sportage or a Maxda CX5 your ZS is quite
small, yet as you say it barely fits into garage of a house built 30 odd
years ago when such cars never existed.

It's not the garage size. It's the cars :)

a single much smaller than normal by saying

I never said you weren't able to. Councils rule that as a minimum size
for a listed 2 car garage. You can extend that by however much you want.
For instance, another 50% on the length and you have yourself a workshop
area. Adjusting sizes larger always comes at a cost, so much per square
metre as a rule. Also there will be a penalty if the floor plan
dimensions are outside standards, truss sections for instance. I was
going through all this when I discovered the area I planned to build was getting fibre to the node. So I went out and found an existing house
that fitted the bill - NBN went live the day we settled and I booked in
    an installation immediately.

    I just looked up the sizes of garages here;

The minimum double garage size in Coffs Harbour is 5.4m x 5.4m,
which complies strictly with Australian Standard AS 2890.1 for
off-street car parking. In addition, the City of Coffs Harbour
requires a minimum vertical clearance of 2.3 metres for internal
    parking spaces.

its for a motorbike or ebike etc

I never said you weren't able to.

You did ignorantly claim that there is a
legal minimum size for a double garage
in many jurisdictions and I pointed out
that it's trivial to not call it a double
garage and to make it any size you like

Councils rule that as a minimumsizeÿÿ for a listed 2 car garage.

And I pointed out that it's trivial
to not call it a double garage
and to make it any size you like

And councils have minimum standards for most other *categories* you want
to slot your *space* into. Spaces for motorcycles, bicycles and work
areas are well defined in council legislation and in AS/NZS 2890.1>
You can extend that by however much you want.

So all you have to do is call it a garage and make
that any sized you like and use it as a 2 car garage

For instance, another 50% on the length and you have yourself
aworkshopÿÿ area. Adjusting sizes larger always comes at a cost,

Not necessarily depending on how the house itself
is done most obviouisly in a hilly area where the
garage is under the house as many are in hilly areas

so much per squareÿÿ metre as a rule.

Bullshit that's a rule, depending on how the house
itself is done most obviouisly in a hilly area where the
garage is under the house as many are in hilly areas

Also there will be a penalty if the floorplanÿÿ dimensions are outside
    standards,

    There are no such standards

The standards that the building companies use when dimensioning such
    items as pre-built trusses.>
    truss sections for instance.

There aren't even standard truss sizes
and its trivial to do trusses any size you
like starting with lumber or metal

Hate to break it to you but house building companies do use dimensional standards and you'd be wise to increment your house sizes within those standards. >
I wasÿÿ going through all this when I discovered the areaI planned to

Irrelevant to what's legal and you are free to make
it any size you like by not calling it a double and are
free to make a single much smaller than normal
by saying its for a motorbike or ebike etc

Then it isn't a double garage any more. That was my entire point. If you
want to park two cars, then it needs to follow the *minimum* legal
dimensions - which is what I have said from the beginning. It's a
    minimum, not a maximum.

ÿÿÿ The minimum double garage size in Coffs Harbour is 5.4m x 5.4m,
